Virtually none of those types of tenants ever own their space.

Given it’s a historic building - it’s not going anywhere. Lease is a bad thing - a sale to business that fits that location could provide a permanent solution - like a boutique law office. Or the CoE Tourism Office, DBA, etc. Or a great English Pub.
    A ridiculous comment.

While I realize a three floor restaurant is probably not a good idea - I still will never forgive the Japanese Village for leaving this building for a parkade ...

Damn those restaurants putting their solvency & ease of operations above urban renewal!

There's no way this (or anywhere Downtown) would provide a suitable retail environment for an Apple Store.

The now Zenari's space in Enbridge would have worked, as would a few places in ICE, and how about a revamped portion of Holt.

Why not? Apple repurposed old buildings in a number of cities.

Because Downtown Edmonton is the exact opposite of a stylish retail destination & wouldn't be able to support the level of sales Apple expects for a store?

Two Apple Stores is about all Edmonton can support while maintaining Apple's high margins & sales per sq ft.

There's zero chance they'd shutter WEM or Southgate to open up a new place Downtown where the action isn't.

Ok I tend to agree with that as their products are also available in other stores and online.

I guess also the demographics of downtown matter too. If downtown’s population is a young-emerging-tech-savvy population that may not provide enough support for a physical location.

the real question isn't whether noodle thinks so, it's whether apple thinks so.

and what apple thinks so far is pretty obvious (and i'm not aware of anything that would see them changing their minds in the foreseeable future).

besides, there's already 437 retail outlets selling their phones in the downtown core (okay, maybe not that many, it just seems like there's that many kiosks and phone stores) plus what they can sell directly on-line.

Other than a restaurant I wonder what could be successful at that location?

Man, those are some sadsack quotes from the Cushman & Wakefield dude:

“I don’t think the landlord is being overly aggressive,” he said. “I guess my job is to expose it to the marketplace (but) I’m not sure what that marketplace is. We’ve shown it a couple of times. Everybody has big appetites but low bank accounts.” [...]

“It’s a unique property at a doable deal if we found someone who really wanted it and could make it work,” he said. “Most people don’t know it is there and available. If you know it is there and available and you have the right content — I don’t know what that is — then it’s not that challenging to do a deal.”
“Son, one day this will be an iconic structure shaping Edmonton’s skyline.”

    ^ ^^

but absolutely no different than what the owner's themselves would say.

one of the keys to the brokerage business is managing expectations and you can't do that by being unrealistic, even to the media. how your comments get edited and/or used/not used after you've made them isn't up to you.

i've done enough interviews where 45 minutes in front of the camera or the notepad turn into 18 seconds on air or two 1/2 quoted sentences in print. it's not a matter of being mis-quoted, it's just that sometimes not all of the nuances and context can be portrayed once things are edited down that tightly. all you can do is move on the next interview.

over time, being honest and forthright as best you can will remain the best policy. if you're forthright comments don't come across the way you might wish and you claim foul or that you were misquoted, you stand the risk of never being contacted again. once the content is on tape or on paper, it's not your content any more. going in the other direction and being nothing but positive regardless of being accurate or not also runs the risk of either never being contacted again or being considered nothing but a booster. we had a mayor for three terms who earned a nickname doing that.

I'd love to see a return to the old days and a private business members club go there.

Something like you would see in Vancouver, Toronto, Chicago, London.

Apologies for the ambiguity. First the latter, then the former.

I wonder if it could be more like the Chicago Athletic Club. Not a private members club at all, but it certainly has that feel. Multiple rooms/floors for different purposes.

Probably not enough demand for such a thing yet though.
