    Proposed rezoning for transit-oriented development in
    West Jasper Place
    October 23, 2019

    Edmontonians are invited to a drop-in engagement session to learn more about a proposed rezoning at 14915 Stony Plain Road.

    Date: Tuesday, October 29
    Time: 6 – 8 p.m. (drop-in, no formal presentation)
    Location: West End Christian Reformed Church, 10015 149 Street NW

    The proposed rezoning from Low Intensity Business Zone (CB1) to a Site Specific Development Control Provision (DC2) would allow for the construction of a transit-oriented development adjacent to a future LRT station. The development would include up to 1,000 residential units in a mix of high-rise and low-rise apartment buildings with commercial uses at street level.

    The engagement session will be an opportunity to learn more about the proposal and share your views with the City and the applicant. Feedback will be summarized in a report to City Council for a decision at a future Public Hearing.

    14915 Stony Plain Road NW
    A planning application has been received for a rezoning and plan amendment for a site at 14915 Stony Plain Road NW.

    The application proposes to rezone the site from Low Intensity Business Zone (CB1) to Site Specific Development Control Provision (DC2). The proposed Site Specific Development Control Provision (DC2) zoning would allow for development of a mixed-use, high-density Transit-Oriented Development.

    The proposal includes:

    A wide range of commercial uses, up to 15,000 sq. m (162,000 sq. ft), similar to the current commercial use of the site
    Up to 1,000 residential units in a mix of high and medium-rise buildings, as well as row housing
    Floor Area Ratio of 2.5 (increased from 2.0 currently)
    Opportunities for mixed use buildings up to 30 metres (approximately 10 storeys) in height
    Opportunities for residential towers up to 90 metres in height (approximately 30 storeys) on the north side of the site
    establishing internal roads through the site
    An associated application has been made to amend the Jasper Place Area Redevelopment Plan to facilitate the rezoning. This would allow for the increased height in proximity to the planned LRT stop on the Valley Line West LRT expansion.

    This rezoning will follow a modified process developed between City Planning and the Applicant (Stantec, on behalf of RioCan REIT). Pre-application consultation, including a public open house, was conducted by the applicant in November 2018.

        will be fantastic for the area. just hope they keep a decent grocery store in the mix. the loss of the IGA, followed by the 7-11 a couple of blocks west made for real difficulties for people in those neighbourhoods who had/have limited transportation options.

            wonder what will happen with the safeway and london drugs if they do this redelopment as that london drugs is our head office / training center

              The development will be staged/phased, and I would imagine that Safeway would be top of mind when laying out that plan. Not sure how strong London Drugs is these days. It makes way too much sense to densify this parcel, hopefully it's well done and successful. I look forward to hearing how the residents of Crestwood are very concerned about the shadowing that will somehow be a concern, to say nothing of the traffic.

                Crestwood is south of this development - why would shade be a problem there?

                  The Howard Johnson further down stony plan is to be converted to something similar, though on a much smaller scale.

                      It'll be west of crestwood. So they'll complain about their sunsets being blocked.

                        It is far NW the larger tower proposed- you should know that if you have walked, driven or biked the ravine trails and know your inner GPS lol. Will they ***** anyway??? maybe - but snivelers whine no matter what.

                            This type of development would be really nice to see. I think it could help further give a different feel to the area and would potentially reduce a little bit of vehicular traffic from the area.
                            LRT is our future, time to push forward.

                              The Safeway would disappear as would the London Drugs. Looks like there might be room for those stores to be provided for in the new development. One thing I wonder about is parking. Seems to be very little surface parking and only two entrances to anything underground. Are they planning to build one huge parkade underground for all the residents?
