Zero chance that owners in Phillips would be interested in the disruption and complication that would entail.
Sorry, I was only referring to the hard construction aspect.

In this location the last item administration and Council should be worried about is FAR. As for setbacks, the only setback that is lacking on this plan is along the north.

        • If there is no plans for that parking space, it is not much of a concern imo.

            • It'll be quiet for a year or two while they go through zoning, design, etc. I doubt anything of consequence happens on site much before late 2020.

Uh huh... see! There are many other ways rectangles or squares can be applied sexy both through visual or structural placements. It's a matter of finding the right creative architecture designer for the job imo. Who ever came up with this concept is just a natural for it. I'm not sure if you could see the layers of applications that are incorporated in this design from texture , color and scale but done on a very fluid and stealth manner in the render. It is so seamless that this could turn into a wicket piece of art if I envissioned the drawing correctly.

You sir need to check yourself. The design, as mentioned by ctzn-ed and others, is less is more at its finest. I love it.
