That's appalling if they advertised a car raffle and didn't follow though... as and outsider looking in at least. Are there any more details on their dodge or is this something they are getting around to doing after everything is sold and outlined that in the fine print? Just curious.

There was no fine print in the ads or mentioned by the sales staff but from the first General Meeting onwards Regency stated that the draw wouldn't occur until all the units were sold.

I visited this suite and after two seconds it became clear why it has been on the market forever. The floor is all scratched up, the balcony door wouldn't close properly, and the microwave frame was falling apart. I would be surprised if you could even fit a twin bed inside the second bedroom.

That's surprising, 1150 sqft should be plenty of space for a 2+den.

^ I had queen sized beds in both bedrooms of my 1150 sq ft unit at quest. True, the bedrooms are small but the large living space and kitchen makes up for it. I don't see the need for a large bedroom, only time I'm in the bedroom is to sleep.

It's still leased by Starbucks and they don't seem to have any intention to sublease. They will likely reopen it at some point when they feel it will be more successful.

^They said the space was 'one or two years ahead of it's time'. My guess is once MacEwan LRT is open, and closer to the arena being finished, they'll gauge demand.

That's good to hear. That Starbucks space was one of their best. Shame it wasn't busier.

Re-open it this summer for all those arena construction workers. LOL

I wouldn't be surprised if they reopen within 2 years and perhaps even sooner with how much the area will change! Selling it would be a huge mistake considering what will be happening around the site over the next 4 years.

I'm not affiliated with T.H.I.S. Place at all, but I just walked in last week after walking by dozens of times and never giving it a second thought. The atmosphere, service, and most importantly, the hot chocolate were VERY good. I normally don't drink hot chocolate and it took some convincing by them for me to try (I actually intended to get a coffee). But before I was even halfway done my cup, I was thinking about having another.

Anyways, I feel I need to give props to a local establishment that may be having issues with street exposure (and sidewalk exposure for that matter).

Tried the salad rolls today at lunch with a friend, $8.95. Very tasty. Free hot chocolate stick if you purchase more than $10.

Going back next week to try their Thai curry, $11.

If it's the same food as Lan's (which I'm assuming it is, based on ownership of each place) then that is very welcome news for that area!

Had the salad rolls and coffee the other day, it was really good. Talked to one of the owners briefly and the goal was to get more food choices in.

Adding food is a step in the right direction, they need proper signage outside more than anything though IMO.

Was in T.H.I.S. Place on the weekend. As noted above a great space. Had a Mocha Hot Chocolate and it rocked. Noticed a few of the menu items for lunch but did not partake but plan to in the future.

BTW, pretty quiet. They DESPARATELY need a sign. Marketing 101.

Agree that they need a sign, and proper hours. They seem to be a little sporadic.

Regency’s first big-time project couldn’t have had worse timing. Regency bought the rezoned land for the 117 unit, 22 floor Quest tower on 105 Street at and 104 Avenue in 2007.

Things looked great. A sales office had opened, 20% of the condos had been sold. Then the global financial crash hit Edmonton in November, 2008. Condo prices collapsed. Sales at Quest ground to a near halt. That’s when Regency’s reputation and its network kicked in, says Raj. “We sat down with our tradespeople and bankers. We all hung in. We never stopped construction. That’s not in our genes.”

By 2010 the economy began to revive. The last Quest condo unit was sold in early 2013.
The rest of the article will be found in the The Pearl thread.

I guess we'll find out at this year's AGM. They previously stated the draw would take place after the last unit was sold. I believe that happened after last year's AGM in September.

Actually, a tattoo parlour is a good fit for the space, given the black glass. Most people wouldn't want a tattoo done through a clear glass window; for some locations on the human body it would be down right illegal to show a tattoo being done They can cover the dark windows with poster of their artwork.

It should do well there, as there is no parlour in the capital-letter neighbourhood of Downtown. The closest in the lower case greater downtown are in McDougal, Queen Mary Park, and Oliver.

Just be glad its a tattoo parlour. It could just as easily be one of Top_Dawg's favourite establishments, given the darkened windows

Too bad the neighbourhood district of "downtown" wasn't called something else. Like Financial or Central or Capital District... or even Jasper Avenue Land.

Perhaps we should settle this with a Scrabble tournament or something.

  50. #1050

Would one recommend the quest when considering down town? Any big quality issues or anything like that?

  51. #1051

    Default

^^ How about if we settle it by looking at the simple definition of Downtown Edmonton.

^ I've heard it's perhaps the best new condo development downtown, actually.

(Notwithstanding there are others under construction, or near construction.)

The retail spaces and the tower exterior kindof make me imagine Batman designed it, but the insides of the living units are very good. Haven't heard about quality issues at all, but I don't live there myself, nor know anyone on the condo board.
    Let's make Edmonton better.

I live in the Quest. Definitely recommend if when considering downtown. No quality issues. There was a recent issue with the parkade membrane which has been fixed (took 5 days).

Overall, I love living here. Close enough to the river valley, close to the grant mcewan gym and great view of the city (I have the NE view)

My only gripe was dealing with the developer when I purchased the unit and had some issues to resolve, which you won't have to.

    Hope that helps.

Not sure what you guys are getting at, but most retail simply follows the market (such as a Starbucks in a condo tower), and when more profitable retail can replace less profitable retail, it will. The exceptions (in retail) would be the so-called "anchors" which make destinations of themselves wherever they locate (within reason) usually being larger retailers or services whose attractiveness depends more on the skill of their staff than on their location such as medical professionals and in The Quest's case, indeed, tattoo parlours and beauty salons.

Other market leaders are simply other people magnets (residential, arena, cultural, entertainment, office, institutional.)

Assuming we actually want to compete with other Canadian cities (if we can't agree on that assumption, I don't really feel the need to bother "convincing" you.) then the simple answer of what downtown "needs" is more evening and weekend magnets, especially through the winter.

Condos? Arena? Apartments? Casino? Hotels? VIP Cineplex? Museums? Smaller arena? Theatres?

    Yes, in short.

And the infrastructure to support it all.

Parks? LRT? Underground parkades? Sewer buffers?

    Yes, in short.
    Let's make Edmonton better.

You mean removing that extreme tinting that prevents you from seeing if the business is even open?
This building will go down in history for being directly across from a major post secondary yet still having both a Starbucks AND a Subway fail...

They have begun swapping out the dark blue glass at Quest, for transparent glazing on the podium.

I think I made a comment similar sometime in the past. Having to fix the windows after the fact.

What was the idea behind the dark tinted glass in the first place? Some sort of sleek, cold look to contrast the big beige tower above?
