    What was previously denied only due to the lack of authority vested by the City to its staff) and now approved:

    "To construct an addition (increase of Dwellings from 179 to 188 units on a new loft floor and adding an interconnected mezzanine floor that connects to the General Retail Use units within the main floor podium; and adding a penthouse mezzanine floor within the Dwelling unit on the 40th floor); and to construct exterior and interior alterations to a mixed-use development Apartment Housing and main floor General Retail Uses."

    Appellant stated: "The Appellant noted under the second permit approval, additional Height was approved, but FAR was not exceeded in an effort to control building massing. Under this permit, there are no changes to building form; there are only internal changes to the podium. There is no change to the previously approved Height."

    What the change in height was that was approved in the second permit approval is not stated in this document - though it may be posted way down on this thread somewhere. I am still confused exactly how many floors including mechanical floor that this project will be: is it 43 including mechanical and 138m per the header and that is what was on that second permit approval wrt regard to height??

    ^ anyone care to venture into their sales office and check out the % sold? Perhaps they've gotten closer to 60%?

    I think the problem here is similar to the Jasper House, the remaining units in the Encore are all in the $500,000+ range. Personally, it's a lot of dough for a condo once you're around half mill mark, I'd sacrifice the location and find a duplex infill in a neighbourhood like Bonniedoon.

    I went in there just the other day. Not much movement. I believe they said they were just over 40% sold? They're looking at summer of next year now, so it looks like they're starting to push back the date. We'll see what happens.

    This is definitely one project I want to see move forward as it will fill a very significant empty lot in the heart of the core.

    For some period (basically from the moment Legends started selling) sales hit a plateau. Not sure if they're still on that plateau or not.

    Spoke to their sales centre. They're hoping to get construction started in January now for both this tower and Signature Tower 3. We'll see what happens.

    Still acting as their own GC, but apparently they will be self-performing much less sub-trade work (drywall, cribbing, etc).

    I can't really comment on that, as I have little knowledge of their past projects and how they turned out. But I think it's safe to say some lessons have been learned.

    Back on November 10th they were onsite with a vac truck. There is a metal plate covering the hole now, its in the South East corner of the parking lot. I asked and was told it was a test hole to check what was underground near the surface at the property line, they indicated that digging was starting in the spring?

    A few of the onsite Ultima crew have been moved to Signature Tower 3 this week.

    I cant see that as they have to be level when slabform is built prior to the pours. Even if the bubble is not precisely centreed, there is no way one can feel slants. If that is true, somebody failed rudimentary carpentry.
