Looks like it will be Pearl/Icon II height, all glass, and Dub is the architect. So no carbon-copy Ultima clone.

Yes lets hope. But even if Encore doesn't happen, what's stopping them from adding a few storeys to Ultima and taking the tallest building crown?

And if all these go through, what excuse is left for some of the City Centre Mall tenants appallingly bad hours of business?

Certainly, all added up - it also makes the case for the LRT DT Connector even more compelling.

The project most at risk of delay I'd think would be Fox Towers.

Fox Towers is suddenly having a pre-sales event tomorrow from 6-7pm at Icon II. I say suddenly because that's only one days notice to those who were registered. Not a lot of notice. It's one chance to get pre-sales prices but does not list the prices.

Westrich Pacific has exactly 0 projects currently completed,
now 2 [major] towers underdevelopment, numerous low and mid rise...

Now saying they will be using Dub architects, 100% glass.


Everything seems a little too good to be true.

Well the only major thing I want to see is shovels in the ground for Ultima tower. Once I see that I will be much more at ease. Then I will be even more excited about Encore.

It's not suddenly Terrie Reekie sent me an email that there would be this event in early september and voila here we are, the official invite was received early on the 5th, I responded and was confirmed very quickly, they also stated that if the 6th didn't work that I could reschedule for another day.

They could have built seven -- seven -- five-floor buildings. Plugged seven lots.

That's for those of you that like your space filled.

There are many reasons why developers went tall (over 12 storeys) downtown with their developments over the past several years. It obviously makes economic sense for them to do so. And personally, if I were a developer I would prefer managing construction, marketing, and sales of one 35 storey building over doing the same for several smaller 5-7 storey buildings at the same time.

Most of us know that. Why would any one built that low on expensive downtown real estate. It is just not feasible.

They have removed the reference to Ultima 2 from the company website and have replaced it with a link to Encore's site. Also, the infamous teaser video's sound appears to be fixed now.

Yea cause that makes so much economical sense. KenC recently used Petroleum Plaza as an example of why such an idea is uneconomical. To build those buildings, they needed to build twice the fire exits, twice the elevator shafts, twice the mechanical room, twice the venitillation systems plus whatever other systems a building needs. Same applies to building 7, 5 storey buildings over one 35 storey building.

Terrible map, but exciting project.

As for ECC extending hours because of a few hundred new units? no. It needs to become a destination centre to justify that.... thousands, not hundreds.

McBoo:

ECC has shorter hours because it still primarily serves downtown office workers during workdays.

Right now, they cannot compete with WEM, Kingsway, and Southgate in terms of attracting customers after work hours and on weekends. Southgate is currently problematic for them because downtown residents can take the LRT to go there, and Kingsway is very close to DT and is accesible via transit and will soon have a nearby LRT stop.

Landing a big name US retailer entering the Canadian market would be a good start and trying to make ECC become a destination mall. Nordstroms would be a coup, but something tells me that Southgate could potentially get it.

One thing that Encore and other residential towers are going to do is give more and more reason for the downtown retail community to expand it's offerings and it hours due to the fact that there are more and more people living nearby.

I saw a quick picture, they're bluish, covered with glass on the north and south faces. The east and west sides have three columns, with balconies, and the tallest column on the north side.

Bravo Dub, Quite an amazing design.

40 storeys? I was not expecting that. Westrich has definitely raised the bar for condo design in Edmonton. God I hope they get this one built. Anyone wanna bet the lineup for sales for this one will be bigger than Ultima?

I love the look, but until Westrich builds Ultima and we learn about their standards, I don't know how comfortable I would feel dropping half a million dollars to live in one of their buildings. They have to prove themselves first. That being said, I own a unit at One Century Park, built by companies with great reputations and I have been disappointed.

Yeah I know, I'm just saying that it IS taller than we expected, even if it appears even taller because it's squished. If its 40 stories what would that approx. translate to hieght? Would it be taller than Manulife or Epcor Tower?

I snickered when I saw the Icons in the background of one of those shots. Neither them nor the Foxes are in the same league. Speaking of which, I wonder how much of their sales will be affected now that this hit the news last night...

40 storey residential would be around 127-130m or about what Bell Tower is. Commerce is 123m.

Personally I'm meh on the design. Will need to see better renders. I also live about 20' from the tower, so I'll be pretty picky about it. It'll be great to fill in the lot and get some more commercial/retail space on the street, but I'm not thrilled about 2-3 years of construction disruption nor losing even more sunlight. Such is progress!

The lot to the South I'm pretty sure has a basement for the Beaver House building below it. In the winter the snow generally melts/sublimates when it falls on it, which to me indicates there's a source of heat underneath it. It's really noticeable, the Impark lot will have an inch or two of fresh snow on it while there's bare, wet pavement in the lot just South.

The small sliver of lot just North of Beaver House? Yes, that would seem likely, it's part of that property I would imagine. And they have a loading dock on the North side of the building as well.

I think the slender form will be a nice contrast to the downtown core. I was surprised strolling down the streets of Panama City in Panama that many recently built towers were very slender and shoved between older thick towers. When done right it could break up the monolithic look of our inventory of 120-150 meter towers in Edmonton.

Of course from a density point this might not be the best choice.

i realize the desire to fill in as many vacant lots and parking lots as possible downtown, so shorter condo high rises might see us fill them up sooner than building taller ones and i'm also aware it could take longer to sell taller condos but i'm hoping they don't dummy down this one and build it at 40 as well.

Poor quality. Lots of work having to be redone. Essentially, the developers cheaper out and hired a bunch of workers from Mexico without any experience. Now Procura, after buying out Westbank from the partnership is slowly making repairs. The first phase of the project is 4 years old now and they're still nowhere near complete. Shame on Procura!
