Default Rental Companies in Edmonton

Hey, I'm trying to sort out the good from bad...So far from what I've come across...

Bad:Boardwalk, Mainstreet
Good:Murray Hill Developments Ltd
Not sure: Midwest

If anyone could add their experiences with a rental company it would be appreciated, thanks.

I think Boardwalk is a mixed bag, but given their size that's pretty much to be expected. They are one of the few landlords who allow pets in nearly all (if not all) of their buildings, though.

Mayfield Management is another one to avoid.

you also have to recognize that most "rental companies" - with the exception of some like boardwalk who own and manage their portfolio - do not own the properties they manage. what that means is that the quality of the management will largely reflect the attitude and the financial capacity (or lack thereof) of the actual owner, not "the rental company".

most good/reputable management companies won't take on crap or put up with it (at least for very long) but even after recognizing that there can be a wide disparity with tenant experiences within their management portfolio. you best "reference" may well be other tenants in the same building and the condition of the building itself (elevators, stairwells, parking surfaces, landscaping, snow removal, lobbies and common areas). pride of ownership and management is usually pretty evident and so is a lack of either one.

if you get the chance, you should also check out the property management's offices and meet with the property manager as well as the building manager and remember that this is one area where most things will turn out to be exactly what they look like. get everything pertinent in writing and "trust your instincts".

A friend of mine just rented a place in the Avalon building (105 Street just south of 99 Ave) which is run by Elton (www.eltonsuites.com).
He got an insane deal (just over $700/month, 8th floor, 700 sq.ft. one bedroom w/balcony, all utilities included, covered parking, $0 damage deposit) and his landlady is really down to earth. The building is decent. Seems like a steal to me.

Times are tough, that's all. The suite he rented would have gone for at least $900/month last year. It's a shame most agencies don't update their websites more frequently, I'm sure that is where 75% of potential renters research their information.
No deal was negotiated.

Boardwalk is fine by my standards. Mainstreet has quite a few crappy properties here. There are a lot of independently run smaller older buildings around Whyte Ave/ U of a area which are safe and affordable.
