Looks quite similar to how Quest looked at the same height, perhaps a bit less "rounded":

Default height of each floor

Anyone has inside info on how high the ceiling will be? For regular floors not penthouse or sub-penthouse. If you do, please let me know your source as well....eg are you involved with construction of building or ..... ?

Most buildings of this construction method look like this at this point in construction.

Moa ... don't compare Quest with Pearl during construction because on the ground to 3 rd floor at pearl looks little bigger than Quest.

8'6"-9' is a bit on the optimistic side, at least as compared to past projects. Typical slab to slab height is 9'6" in residential high rises in Edmonton, of course with some exceptions. Take off 6-8" for the slab assuming there's no transfer beams or slabs, and then however much the ceiling construction takes off if it's not just painted/textured concrete as well as any bulkheading required for duct or other mechanical (sprinkler etc). 8' to 8'6" is generally the most you can expect for ceiling height in the middle of rooms, with perimeters dropped a foot or so for supply and exhaust ductwork. And on floors where the layout transitions above you can lose even more height if the architect forgets to account for a 12" transfer slab and all the horizontal plumbing to accommodate the different layout above (cough Serenity cough, it's not a foot higher than it's supposed to be or anything cough).

No idea what it'll be on the Pearl specifically though.

Typical floor to floor height is 3100mm (I randomly picked a floor in the middle, think it was 18 ). 180mm slab thickness + whatever they need in the ceiling.

3100 all the way from 3rd floor to level 30. 3400 from 30 to 33. 3580 from 33 to 35 (part of the slabs are slightly thicker and there is some drops for roof top patio on 34th and 35th floors). Back to 3400 from 35 to roof.

So pretty much a minimum of 3200 clear space between the slabs for the upper floors.

The penthouse floor plans may not be final but the heights should be... I hope!

The view from the south side of the river and from Victoria Park Rd is quite noticeable now. They must be at least 8-9 floors up cause you can see it well above the buildings in front of the Pearl construction site.

Given that these are the highest rez shots I've ever seen from BK Architects I am happy that the bottom third of the building has curtain walls. However I am a little nervous about the windows in the blue and white portions in the upper two thirds of the building. BK has a nasty habit of depicting windows in their renderings as being much bigger than they actually turn out:

By end of June it'll be the most imposing structure on west Jasper. I imagine once the impact sinks in we'll see lots of land sales around it with competing projects in the next few years.

Default Slower sales than Ultima

Mr/MS TJFA: yes i bet The Pearl will look good when it is finished. I think their sales is considered slow, way slower than Ultima. However they are targeting for high end users, a lot of their units are quite big (1500+ sq feet)..they combined smaller units into bigger units recently....so not everyone can afford of course, but sure there are still rich people in Edmonton. Just hope that the Pearl will provide not just the look but also quality products (inside and out) with the amount of money they charge...they better...or a lot of people will be disappointed. But TJFA, you have already purchased 2 penthouse units at Ultima...why did you not consider Pearl instead?

Well I did consider the Pearl..like it very much but the decks were very small, the penthouse which has the only real out door space with the unit was never for sale. When the Ultima came up for sale it was perfect for me right down town, great views although I had to get two for the sq. footage I wanted and you can not beat the 1600 sq feet of roof top deck..most likely the largest 32 floor roof top in Edmonton at this time, with the exception of the penthouse at the Pearl, not sure. Why do developers start calling units below the penthouse..Penthouses??

When you say the penthouse was never for sale do you mean that it was already sold, someone in the company was buying it for themselves, or they weren't selling it at all (which would be mind-boggling)?

Its all about sales / $, this NY Times article is a good one:

Quote:
The word “penthouse” evokes images of lone perches atop of Fifth Avenue towers with incomparable park views. But the word has been stretched to its limit and beyond in the New York real estate lexicon, with some apartments being called penthouses for dubious reasons.

“It’s become such a generic term for anything on or near the top of the building with outdoor space,” said Barbara Fox, president of Fox Residential Group and one of four penthouse owners in her Upper East Side building.

She considers a penthouse “an afterthought to the building,” or a space added to the original structure. In many prewar buildings, penthouses historically were low-ceilinged, former maid’s quarters, Ms. Fox said, adding that it seemed illogical to have multiple floors of penthouses.

They told me the penthouse was not for sale, I believe this too mean someone involved in the project kept it.

Fox said, adding that it seemed illogical to have multiple floors of penthouses.
http://www.nytimes.com/2010/12/28/ny...2&ref=nyregion
The developers should at the very least call them sub-penthouses, like she said it illogical to call something a penthouse when there are multiple floors above.

Probably has not stopped just slowed down due to the rains/storms we have had lately.

It hasn't stopped. Every time I look at it, they've gone up a floor.

Photographic evidence of no one working ... at a particular moment in time.

From Friday, July 27.

Looking at the shadows and the group of tiny workers on site next to the Jasper House parking lot I would say it was "quitting time" Since it is in a residential area they cannot do construction 24/7.

Great shot though.

Given that photo seems to be taken well into the evening, i'd say at least 8pm given the length of the shadows, yea, it's right into Miller time!

But that's a great pic.

Yes, they ARE working everyday. I see them all day since I live next to it.
However, there are fewer of them there now. It seems like they have sent other guys to other project or something.
Another thing is that few of them are doing something inside. I hear some banging all the time, but can not see anybody.

Also, for the past few days they been raising the crane, again.

One thing about that construction that pleases me is how well they are organized. If you go to the back alley you can see all the rebars, plumbing, concrete framing, etc. lying nicely at specific locations and not all over the place. Must be a pleasure to work when everything is ready.

Nice Picture looks like they are at about floor 14 with the forming. And if they are raising the crane not too much can go on until that is finished.

Starting to become visible from around the city too!

MOA, you would no doubt look out my window here in Athens and have continuous spasms at all the white stucco/painted concrete

That totally blocks the place beside it. It dwarfs that building, there goes their sunlight

^ If you've ever been up close to that "little tower" it looks like a very cool space to live. It's actually quite high end.

That 'little tower' faces south and if I am not mistaken has very few units which should mean most if not all have a south exposure and hence some sunlight.

Given the fact that the Pearl will have several times more units in it than either of the Illuminadas, and actually has a smaller floorplate, I'd say shadowing isn't a big concern. The rest of Oliver's short, fat "high"rises are far worse offenders.

We have been inside, and the residents were not that happy about the Pearl at that time. Maybe they have come to terms with it.

I dont think those close to it ,will have a great view. imho

You're not entitled to views. And I would imagine that the people in Illuminada I would have preferred if Illuminada II hadn't been built beside it, although I would imagine given they were the same developer that the first one had the second in mind when it was built and laid out suites accordingly.

WAM would have well known that the lots to the West of the Illuminada buildings were unlikely to not be redeveloped fairly quickly, and should have designed the second Illuminada accordingly. In other words, don't pull a Century and put windows directly on the shared property line and act surprised when a building gets built next door.

Sure, and nothing within a block or two to the North of that building will ever see sunshine except for early in the morning and late in the evening in the summer. Otherwise they're in perpetual shadow.

We looked at the Iluminada and I wasnt impressed. I hope the Pearl will be better than that. We also looked at the Quest, and couldn't believe how teeny the bedrooms were. The view was delicious

Edmonton doesn't really have much for views no matter where you are, how high up you are, or what's in your way. Plain honest fact.

I'm only on the ninth floor and I have a terrific view. An ocean of trees as far as the eye can see, downtown seemingly across the way or further depending on atmospheric conditions, and lots and lots of sky (I love sky and clouds).

Compared to my former basement flat (translucent curtains with bars behind them), I am out in the world here.

I say if you live downtown you're not allowed to complain about shadows. You don't want shadows, buy in the burbs.
