Our lobbies in many of the towers in Edmonton are a direct result of two things.
1) height restrictions due to airport overlay 2) In the case of manulife, The city DEMANDED that a 2 floor lobby w/ above ground pedway connections... |

Telus would also be the newest lobby in town, given the massive amount of renos that have happened in the last 10 years. The entire plaza is different and far more inviting now.

^ Gonna disagree with you there. The "mall" in Commerce is pretty spectacular, but the office tower lobby is really dark, imposing, and uninviting.

I was looking at the Epcor site last night and I'm happy to see it starting to creep up into the skyline. I can't wait to see things in a couple months or so.

Ken do you know in the interim period between now and awarding the NAIT LRT tender will the excavation be left a bit open on the side to allow the mole in or will it be filled in 1st only to dig it out a bit later at additional costs?

transit's lrt design and construction group - and their consultants - could probably give you a clearer answer than i but it's my understanding that once the tunnel under the epcor parkade is completed, "tying in" from the west will be cut and cover until 101 street then tunneled under the street (and the utilities in the street) but using a mole shouldn't be required as they should be able to "shore as they go". the most difficult part of that will probably be the old timber bridge pilings that are still in place. once they get under 101 street, they will enter/tie into the shafts you see here. once they've entered these, they need to be extended/tied into churchill (i'm not sure how far north the original tunnels/shafts extend from churchill) which i believe they can do in the same fashion with or without some cut and cover and not necessarily needing to use the mole. there won't be any need for access from the current excavation as the tunnel walls are already complete and backfilled. our excavation and construction is phased to accommodate construction scheduling and timing and to provide us with a little extra flexibility in some of our leasing negotiations re potential tenant requirements not for lrt.

Thanks, I was thinking east of EPCOR towards Churchill station, I just assumed going under CN or Sir Alexander Mackenzie Building (Canada Post offices) with a mole would be far cheaper. But its possible to route it between the two especially if they ever decide to tear down the post office (there are asbestos concerns).

So was it my understanding that at some point in time the building between the Can Post building and the CN tower is going to be demolished and some sort of park or something will be going there? If so, could that building be torn down sooner if the LRT tunnel (cut and cover) was to go ahead sooner as well?

none - our entire portfolio was relatively unscathed although we did lose two trees at golden west which relatively speaking is actually pretty good given they are being moved from a "tended" environment to having to rely more on mother nature (which means developing deeper/stronger root systems than is often the case with golf course trees).

The only thing I would say about the redesign is it looks like the roof is much flatter. I really liked the original's turrets at the top. We've got way too many flat roofs in this town.

although much more subtle as the glazing will be much more "transparent" than the full reflective glass on these. i always particularly liked aza place (the first one with the highly reflective gold glazing) but even moreso since it was gold glazing that was lambasted so badly in another thread here...

I think if the podium of the CN was changed enough to make it a bit more inviting at street level. With that said how about Qualico just buying that little run down building in front of the Epcor (to the south) and at the bare minimum tear it down. CN and Epcor will look nice next to each other, that little building wont look good at all.

^That's not cool. They probably want a mint for that little building. Unless they plan on doing something they should either sell the building or (I hate to say it) bulldose the building and put in a parking lot. I only say a parking lot because that would look nicer than that little building.

^^ & ^ The land that building sits on is pretty valuable I imagine, and will only increase in value as time progresses and further developments go up in the area.
The owner is perfectly within their rights as a landowner to sit on that land for as long as they like. That building, on the other hand, has got to be a health and safety issue. I do think the city should intervene on that one. I still can't understand why the landowner refused the offer to have it demolished free of charge.

DUH!!! How could I have overlooked something so obvious as running a business out of that dilapidated old shack? The building doesn't hold any value, but the land does. Like RTA said, I don't understand why they refused to have the building knocked down for free. Makes no sense at all. I would think the insurance premiums on the building would be high enough, considering the state it is in. Shame on the company who owns it.

I imagine with the economy being what it is, and the airport closure there are a gazillion more important things to do than a website though. Revising the area plan for new height limits for example. Building B could be raised to 50 floors probably by the time it was built.

It would be an amazing condo site. And they probably would be doing ton of upgrades anyways once EPCOR moves out so why not have half office, half condos. Great way to get more people living in the central part of downtown. I wonder what the odds of this happening though as most Edmonton Edmonton developers don't really have a reputation for being cutting edge or being unique.

^well, for one, the owner / possible developer of the existing Epcor Building isn't based out of Edmonton....GE Capital Real Estate has a local office, but major decisions are made out of Toronto.
